Our fit out services
Interior refurbishment works, building services, furniture and furnishings for homes, hotels, shops, restaurants and offices: one point of contact runs the whole project and is accountable for programme, cost and quality through to handover.
Our services make up a single route: integrated skills that take every interior project from the first idea to completion, under one contract and one team. As a fit out contractor we take responsibility for the whole process, from the first assessment of your needs to the handover of a space ready for use.
Every project starts with a survey and a single priced proposal covering design, works, building services and furnishing. From that point on you have one point of contact: the person who prepared the proposal is the person who runs the job, coordinates consultants, trades and suppliers, and keeps the programme and the budget under control.

MoreMany services, one point of contact
Putting the whole project in the hands of one point of contact brings three practical advantages:
- The price: a single proposal covering detailed design, works and coordination, with the scope agreed before anything starts.
- The programme: activities are planned and coordinated by the party accountable for the handover date.
- Accountability: when something has to be checked or put right, there is one point of contact to turn to.
Frequently asked questions about fit out services
What is the difference between fit out and refurbishment?
A fit out is the work that makes an interior usable: partitions, ceilings, mechanical and electrical services, lighting, finishes, joinery and furniture, inside a building whose shell and structure already exist. A refurbishment is the upgrading of a space that is already in use, and it usually touches the existing fabric as well: services replaced, layouts opened up, finishes renewed. Most projects involve both, which is why the two words travel together in this industry. For a client the useful question is the scope: what is included, what falls outside it, and who is accountable for the handover date.
What is design and build?
Design and build is a way of procuring a project in which one company is responsible for both the design and the construction, under a single contract. The client appoints one party, agrees one price and one programme, and deals with one point of contact throughout. It shortens the chain of decisions, and it puts the cost consequences of a design choice in front of the people who have to build it.
Can you take on only part of a project?
Yes. The full service runs from design to handover, and we can also step into a project that is already under way: with value engineering alone, where the design is settled and the budget needs to be reviewed, or with construction alone, where the design has already been developed by others. In those cases our first step is to establish what has already been defined and which aspects are still open, so that the scope of the work and the responsibilities of each party are clearly set out.
How long does a fit out take?
It depends on the floor area, the initial condition of the space, the complexity of the mechanical and electrical works, and the lead times on materials, furniture and furnishings. Planning and statutory approvals, where needed, add their own time. The programme is agreed together with the proposal, before works begin. Activities are planned and coordinated to optimise the construction time and, where the works take place in a space still in use, such as a hotel, a shop or an office, to keep disruption to ongoing operations to a minimum.
