Frequently asked questions
about fit out and refurbishment

What is a fit out in construction?

A fit out is the work that turns an empty or outdated building into a space that is ready to use. The shell and the structure already exist: the fit out is everything that makes the interior work – partitions and finishes, mechanical and electrical services, lighting, joinery, furniture and equipment. It applies to offices, shops, hotels and homes alike, and it usually ends with a space handed over complete, so the client can move in and start operating.

What is a fit out contractor?

A fit out contractor is the company that takes responsibility for an entire interior project: it develops the design, prices the works, coordinates trades and suppliers, runs the site and hands over a finished space. Instead of appointing a designer, a builder, a mechanical and electrical contractor and a furniture supplier separately, the client signs one contract and has one party accountable for programme, cost and quality. That is how Base Interiors works: a design and build contractor and a single point of responsibility, from the first idea to handover.

Who coordinates all the trades on a fit out project?

We do. On a Base Interiors project there is one contract and one team answering for the whole job: we appoint and coordinate the trades, consultants and suppliers, plan every activity in sequence, and keep programme, cost and quality under control until handover. The client does not have to get a dozen different parties to agree, chase information or work out whose fault a delay is – that is our job, and it is the single biggest reason clients appoint a fit out contractor instead of managing the trades themselves.

What is FF&E?

FF&E stands for furniture, fixtures and equipment: everything that is not part of the building itself but is needed to operate the space – loose and fitted furniture, lighting, soft furnishings, kitchen and bathroom equipment, signage. On hotel projects FF&E procurement and installation is often handled as a separate package, and it is the part that decides how the finished space actually looks and feels. We deliver it inside the same contract as the construction works, so there is one programme and one budget instead of two.

Do you work outside Italy?

Yes. Base Interiors is based in Milan and Rome and works across Italy, with local partners in London and Dubai. For clients with premises in more than one country, that means the same single point of contact wherever the project is: one team, one way of working, one set of standards – whether it is an office fit out in Italy, a refurbishment in the UK or a turnkey interiors project in the Gulf.

How does a luxury home renovation work?

A luxury home renovation runs as one route from design to handover: design, works, building services and furnishing sit inside a single contract, with one point of contact coordinating trades and consultants throughout. The owner has one party accountable for programme, cost and quality, from the first idea to the finished home, instead of appointing and chasing several separate firms. Base Interiors delivers luxury home renovation and house refurbishment in Milan, Rome and across Italy, from the full refurbishment of an apartment to the renovation of a villa.

What does a hotel fit out include?

A hotel fit out covers the interior end to end: design, works, building services, finishes and the FF&E – furniture, fixtures and equipment – for bedrooms, halls and common areas. Every area is finished down to the detail, so the look and feel of the space match the standard of the property. Base Interiors delivers hotel fit out, hotel refurbishment and hospitality interior design as a single point of contact for programme, cost and quality; projects include Mini Hotel Portello in Milan.

Who delivers a retail fit out for a chain of stores?

A fit out contractor does: it takes the store from concept to completion – retail fit out, shop fit out, joinery, furniture and full site management – as one point of contact for programme, cost and quality. For chain stores this means one team holding the same standard across every opening, so each site reflects the brand and opens on the day you planned. Base Interiors delivers shops, showrooms and chain stores; projects include the Leica stores in Italy.

What does an office fit out and refurbishment include?

An office fit out and refurbishment covers new layouts, bespoke furniture, mechanical and electrical works, finishes and full site management, delivered inside one contract up to handover. It can include both Cat A and Cat B fit out, planned so the space is ready on the date you agreed. Base Interiors delivers office fit out and refurbishment as a single point of contact for programme, cost and quality; projects include the offices of Clifford Chance, Edelman, Leyton and Edenred.
